XÀBIA IS THE SECOND MOST EXPENSIVE PLACE TO BUY A PROPERTY IN THE MARINA ALTA
Buyers can expect to pay an average price of just over 3,100 euros per square metre for a property.
At an average price just over 3,100 euros per square metre, Xàbia is one of the most expensive places to buy a property in the Marina Alta, according to data provided by idealista.com. And that figure rises to over 3,400 euros per square metre for a front-line property along the Montañar.
House prices continue to rise across the region and there is no evidence to suggest that things will be any different over the next few months. The Province of Alicante is where prices have increased the most in the Comunidad Valenciana over the last year, the average price per square metre currently standing at 2,077 euros, a rise of 11.3% since January 2023.
With regards to the Marina Alta, it appears that Moraira is the most expensive place to buy a property, the average price per square metre having risen 5.5% over the past 12 months to 3,655 euros, although this is just below the historical maximum price which was reached in December 2023 (3,668 euros).
In second place is Xàbia where the average price per square metre is 3,109 euros, a rise of almost 7% since January 2023 and the highest on record. There are, of course, variations between different zones in the municipality, the cheapest being the town centre where the average price per square metre works out at 2,265 euros, a rise of almost 9% in a year whilst those buyers seeking a property on Balcón al Mar-Cap Martí can expect to pay an average of 3,385 euros per square metre.
In third place is El Poble Nou de Benitatxell with an average price per square metre of 3,101 euros, a rise of 8.1% since January 2023, whilst Benissa comes in fourth with an average price of 3,085 euros per square metre, a rise of just 1.9% over the past twelve months.
With regards to the other Marina Alta municipalities, Calp has an average price of 2,899 euros per square metre (+11.7% since January 2023), Dénia 2,601 euros (+9.9%), Els Poblets 2,243 euros (+17.6%), Pedreguer 1,979 euros (+3.7%), El Verger 1,816 euros (+1.1%), Gata de Gorgos 1,421 euros (+6.3%), Benidoleig 1,261 euros (+21.6%), and Ondara 1,125 euros (+9.7%).
